How a Call Unfolds
Steam cleaning calls come in two shapes. The first is the tail end of an incident: a fuel or oil release has been picked up, and the roadway, parking stall, or loading dock is still stained and slick. The second is scheduled: a property manager, fleet yard, or public works contact wants curb lines, catch basins, or a fueling area cleaned without sending anything down the drain. On the call we ask what the residue is, how large the area is, what the surface is made of, and where the nearest drains sit.
On site the crew blocks or covers the downstream drains first, then works the surface with hot pressurized water and, where the residue calls for it, a degreaser that the disposal facility will accept. Everything that comes off the surface is captured at the low point with a vacuum system rather than being allowed to run. Heavily stained concrete or asphalt may take several passes. Catch basins are pumped out, the sump is scraped, and the grate area is washed back into the basin and pumped again.
When the surface is clean the crew pulls the drain protection, checks the gutter for anything that got past it, and photographs the result. Wash water and residue go out as a single liquid waste stream, with any sludge or absorbent handled separately. The customer gets the photos and the disposal paperwork, which is the part that matters if a stormwater inspector later asks how the surface was cleaned.
On Scene
Expect a truck carrying the hot water pressure unit, a vacuum recovery system, drain covers, berms, and a supply of absorbent for anything that gets loose. At a freeway or roadway incident the crew works inside a CHP or Caltrans closure alongside the tow operator, and typically follows the spill response crew once the free product is gone. At a commercial property the contact is the facility or property manager, and a municipal stormwater inspector may be present if the job came out of a notice. The crew keeps the recovery running the entire time water is on the ground, which is exactly what the inspector is there to see.
Documentation You Receive
The customer receives before and after photographs, a summary of the area cleaned, the method, and the volume of wash water recovered. The wash water is characterized based on what was on the surface, typically as a non-hazardous oily water or, where a fuel or chemical release was involved, as a regulated waste, and profiled to a permitted treatment or disposal facility. It leaves under a bill of lading or manifest naming the transporter and destination, and the signed return copy follows once the load is accepted. Sludge from catch basins is documented as its own stream. For a property with a stormwater permit, this package is what shows the cleaning was done as capture and recovery rather than a hose and a broom.

Common Questions
Can't I just pressure wash it myself?
You can wash the surface, but where does the water go? On most commercial sites it runs to a storm drain, and in California sending wash water carrying oil, fuel, or detergent into a storm drain is generally prohibited regardless of who does it. Capture and recovery is the difference between cleaning and a citation.
Does steam cleaning remove old oil stains from concrete?
Hot water and the right degreaser lift most surface oil and fresh fuel. Deep, years-old stains in porous concrete often lighten considerably but may not vanish completely, because the oil has soaked into the slab. We will tell you honestly what to expect after seeing the surface.
How long does a parking lot or fueling area take?
It depends on the area, how heavy the residue is, and how many drains need protecting. A few stalls or a single fueling island is usually a matter of hours. A full lot or a long curb line is scheduled as a day or a night, often after hours so vehicles are out of the way.
Do you clean catch basins and storm drains too?
Yes. The basin is pumped out, sediment and sludge are removed from the sump, and the structure is washed and pumped again. Removed material is characterized and disposed of separately from the wash water, and the paperwork covers both.
